This is the Arabic version of the Turkish song, "Üsküdar." You could scour the Web for lyrics, but I bet your best source would be an Arab
old-timer. I had a concert once where a Lebanese man came up after, tears in his eyes, and thanked me for playing, "My father's favorite song...".
Of course, I wondered which of the several Lebanese songs I'd played that he meant, but it was this one, instead!

I was surfing YouTube and came across a video of an Arabic "community"-type ensemble singing "Banat Iskandariya" in a medley...in Chile (!) - http://www.youtube.com/watch?v=gucMaaZl1I0 . I tracked down their web page and sent a message (en español) requesting the lyrics. I'll post
them if they send them to me.
